Global FM will develop a strategic Maintenance and Operations plan to match the Client's business objectives.
The program may comprise:

•    Establishment and management of maintenance contracts and compliance.
•    Contractor review inclusive of Induction procedures and currency of correct Insurances.
•    Asset Register establishment and-or updating
•    Capital Expenditure development and ongoing management.
•    Property Risk Assessments inclusive of Slip Testing, HazMat, Asbestos, Roof Access.
•    Sustainability initiatives
•    On-site operations management
•    Property Operations reporting
•    Documentation management
•    Energy management & ABGR reporting
•    Water consumption management
•    Fitout liaison
•    Financial Management
•    Provision of minor ad hoc technical services
•    Project management of capital and non-routine maintenance works.

This will include:

Global FM can manage maintenance contractors to cover the following building system and other building services. Where necessary Global FM will prepare tender documentation, call of tenders, evaluate and report on tenders, make recommendations and manage the successful contractor.

•    Electronic monitoring and access control systems (EMAC)
•    Air quality audits
•    Energy contracts
•    Automatic Doors and Roller Shutters
•    Hydraulic services
•    Landscape gardening

•    Security guards
•    HVAC thermal plant systems
•    Water treatment
•    Structure, fabric and finishes
•    Emergency power supply systems

 

Contractor Management System:

Global FM has developed a web based Contractor Management System (CMS) which requires all contractors that perform any works on any Global FM property to complete our thorough competency based Contractor Induction Procedure (CIP).

The CIP can be carried out anywhere and at anytime by a contractor, and can be completed over one or many sessions. Following completion of our induction, and our receipt of each contractor's current and applicable insurances, they will be issued with a GFM Contractor Card complete with Photo ID.

Our CIP is one of the most comprehensive in Australia and New Zealand and illustrates our commitment of Risk Minimization for the Asset Manager.
